Would you be able to describe each and every possession your family had accumulated over the years, and then estimate what it would cost to replace each item today?</p>
<p>For most of us it would be an impossible task. However, after suffering a loss following a disaster, that is precisely what an insurance carrier will require you to do if you file a claim for recovery.</p>
<p>Following destruction of your property due to fire, flood, earthquake, windstorm or other disaster you will need to assist your carrier in calculating your loss in order to maximize your insurance claim. The insurance company will request an itemized inventory of all damaged and/or destroyed property. The list will need to include a description of the item, the age of the item, and the cost to replace it today.</p>
<p>You will even be required to separate your damaged property from your undamaged property. Have you ever considered where you could store all of your undamaged property?</p>
<p>After a disaster, you will have more important things to worry about than completing an inventory of lost items. The process of searching through all of your damaged things is not only a tedious one; it can be unpleasant and painful.</p>
<p>We recommends an annual family meeting to sit together and compile, or update, an inventory of all of your possessions. For many people, a good time to do this is the beginning of each year, right after the holidays, when you may have lots of shiny new toys, electronics, jewelry and other gifts.</p>
<p>You will need to scan each room, identifying every item. To help with this, you can download free inventory list spreadsheets. If you are using a spreadsheet, you can check off the items one by one. It is a great time saver and helps you remember to include all of the little things you own.</p>
<p>A fun way to do accomplish this, and probably the easiest and quickest &#8211; is to use a video camera or camcorder to make a video record of your property. As you record the video, describe to the viewer what you are looking at.</p>
<p>· Go room by room. Start in the master bedroom: open your closets and make a slow pan across your hanging clothes, shoes and other items you store there. While panning the closet contents you can elaborate with details like: &#8220;Here are five businesses suits, 12 pairs of pants and 12 blouses &#8211; worth about two thousand five hundred dollars&#8221;. If you have any expensive or hard to replace items be sure to draw attention to them and record a clear image.</p>
<p>· Open your drawers and lay smaller items like jewelry, watches, and personal items on your bed and photograph those. It is helpful to have your completed inventory list on hand with the detailed information about the items and prices. Ideally, one person should operate the camera while the other reads from the list.</p>
<p>· Don&#8217;t forget the garage or the kitchen. Make sure you pull out those treasured tools, pots and pans, holiday decorations, etc., and document them as well.</p>
<p>· If you have outbuildings or have invested in landscaping, make sure it all is on video. Open up the shed and film or photograph anything inside of it.</p>
<p>· There are several technical issues to consider: 1) Make sure there is enough light in the room so all of the items can be seen adequately and you are close enough to the video camera so your voice can be heard, 2) Make sure there is a tape, flash disk or other storage device in the camera, and 3) Remember to start with a fully-charged battery so you won&#8217;t have to stop mid way to recharge it.</p>
<p>· Make it fun. Get the kids involved. Turn it into a family project. Make sure they help out when you are in their room shooting video of their furniture, toys, computers, cameras and other possessions. You might say &#8220;Santa got this computer last Christmas for Mary. It would probably cost us about $350 to replace it.&#8221;</p>
<p>· When you are all done, watch the video yourself to make sure you have not missed anything, that the images are clear, and then MAKE COPIES. Burn a few copies to DVDs or onto removable flash or hard drives, and store them away in your safe deposit box, in a secure drawer at work, and maybe send a copy to a relative. You can also post it to an online data storage site. If you have filled out a written spreadsheet, keep copies offsite along with the video.</p>
<p>Some people are uncomfortable speaking on camera. Keep in mind &#8211; you are not trying to earn an award for film making. You are just making a documentary record of your possessions. If you make a mistake you can always re-record it. Hopefully, no one will ever have to watch this video again.</p>
<p>Here are a few more tips to make the process easier and more effective.</p>
<p>To research how much items cost to replace on your inventory list, you can &#8220;shop on line&#8221; to see what it would cost to purchase a similar item now.<br />
Confirm that your homeowner&#8217;s insurance policy contains a replacement cost endorsement for your contents. It only costs a few extra dollars per year and is well worth it.<br />
If you received a real estate appraisal when you bought your home, make a copy and keep it with your contents inventory information. An appraisal should contain a floor plan as well as descriptions of flooring, roofing, walls, countertops and other items attached to your home. This is critical information the adjuster will need.<br />
Finally, if you have a loss, keep in mind that the insurance company will apply depreciation to each item based on the age of the item. The depreciation will reduce the amount of money they will pay you until those items are actually replaced. Once replaced, you will need to provide receipts proving you spent the replacement cost amount for the items in order to be reimbursed for the difference.MAy<br />

			<content:encoded><![CDATA[<p>This quote by Seneca, a Roman philosopher from the mid-1st century AD, has been one of my favorites for years. It&#8217;s a great saying because it reminds us that we create our own &#8216;luck&#8217; based on the things we do, or do not do. But never did this phrase resonate so strongly with me than it did in my early days as a full-time real estate investor. That&#8217;s when I first seized the meaning of this saying and put it to quick and successful work. It happened in January 2004, when I was still a &#8220;rookie&#8221; investor.</p>
<p>It had been only 8 months since I had left the corporate world, after 18 years of &#8220;working for the man&#8221;. I had been fortunate to gain a wide variety of experience, with 5 years in public accounting for a huge CPA firm; 6 years as the Corporate Controller and Director/VP of Finance for a $100 million consumer products company; 3 years gaining Sales/Marketing/Operations experience with a Fortune 500 technology company; and then 4 years as COO/VP for an international software company. My jobs took me to many places, here in America as well as overseas, including Europe, Asia, and Africa. I made a good living, averaging 6-figures compensation plus expense accounts, medical benefits, 401k contributions, and the like.</p>
<p>But I was still &#8220;working for the man&#8221;. No matter how well I performed, the company would receive the vast majority of the dividends for years to come. I made a decent living, but didn&#8217;t have the luxury of significantly improving my lifestyle or controlling my own schedule. So when the opportunity presented itself, I began earnestly building my new future, and that started with a real estate shopping spree in mid-2003. At the time, I had been a full-time investor for less than a year, and a part-time investor since 1992, and while I had already done 25+ deals, they were all traditional buy-and-hold transactions.</p>
<p>I would buy the houses below market, get them into rent-able condition, and then find lease or lease-option clients to cover my mortgage (and provide some cash flow) while I built up equity. I had yet to step outside of that comfort zone, even though I had read about the many other ways one can make money in real estate. It&#8217;s one thing to read about it, but quite different to take the plunge and dive in. What if I missed something in my analysis? What if I don&#8217;t have the correct documents to protect me properly? What if&#8230;.??? Maybe that was my collegiate and corporate brainwashing coming out&#8211; get education, then analyze. Make a list of all the downsides, and then analyze some more. Paralysis by analysis can be the result.|<br />

Conversely, when housing values diminish people cut back spending in a similar way. The general consensus is that a $100 drop in wealth, over time, reduces spending by about $5.00 per year. This suggests, therefore, that weakening housing prices have a mild effect on consumer spending, to the tune of an approximate annualized rate of spending reduction of five percent.</p>
<p>This makes sense, in that economic theory tends to support the fact that rational consumers ought to adjust their long-term spending in response to changes in their wealth, not the ease in which they can tap it. But there is another element equally important to be factored into the determination of the level of prosperity: how well debtors manage their debt. For instance, the Mortgage Bankers Association (MBA) reports that seasonally adjusted index of mortgage application activity, which includes both refinance and purchase loans, increased 3.6 percent to 575.6 for the week ended December 29, 2006. The index stood at 555.8 the previous week, which was its lowest level since early August. Demand for home refinancing loans also strengthened as the MBA&#8217;s seasonally adjusted index of refinancing applications increased 2.2 percent to 1,640.4. In 2005 the index stood at 1,363.2.</p>
<p>This evidence would suggest that consumers are using more of their home equity to pay off other borrowings such as credit card debts, in light also of the fact that mortgage debt in both the United States and Canada carries considerable tax advantages. This is another indication that, contrary to the forecast of some analysts, consumers manage their debts prudently, not recklessly.</p>
<p>The equilibrium in the issue as to whether consumers ought to treat their housing wealth as a nest egg or as a credit card &#8211; that is whether they should save rather than spend &#8211; is to be found in the ratio of spending to personal income. Surveys have shown that this ratio has peaked at more than fifty percent in 2005, meaning that people spent more than fifty percent of their disposable income using mortgage-equity withdrawal. This in turn would indicate that a slowing of mortgage-equity withdrawal could drag down spending faster than anticipated. The stakes here are high, because the behaviour of consumers will largely determine whether North-American economies will tumble into a recession or will merely slow down. It is during this time of his/her life that you get to witness their first smile, first laugh, and in most cases, first steps. <p>I&#8217;m not writing to scare you; I&#8217;m just making you aware of the possibilities if you don&#8217;t pay utmost vigilance when dealing with your child and his/her safety. And really, accidents happen. Accidents happen to us as adults and it can definitely happen to our babies.</p>
<p>So in this article, I&#8217;ll share with you simple things you can follow to keep your baby away from danger and the likelihood of accidents in your own home.</p>

<li>Install smoke alarms in your child&#8217;s bedroom. I doubt that your baby would start creating fire in his/her crib but you&#8217;ll never know if fire hazards around him/her (i.e. electronic appliances) can malfunction and create havoc.</li>
<li>Keep plants out of reach of your baby. Not only that it might be poisonous to your baby but it can be a choking hazard. Better be safe than sorry right?</li>
<li>If you have firearms, lock them up tightly and put ammunition&#8217;s in a separate location. Ammunition&#8217;s can go off if the conditions are right. This is a general safety tip as much as it is for your baby.</li>
<li>Matches, cigarettes, and other flammable substances should be out of your baby&#8217;s reach or placed in a childproof container.</li>
<li>Practice a rule that no person can handle your baby while handling something or just finished handling something hot (like a cup of tea or hot towel).</li>
<li>Be mindful of the things you put in the table. Children tend to pull tablecloth so either make the tablecloth high enough to be beyond the reach of children or just keep them away from it entirely.</li>
<li>The kitchen should be a no-access zone for children. There are just too many things that can happen in there.</li>
<li>Electronics outlets, especially the open ones (unused ones), should be completely covered and secured to avoid electrocution.</li>
<li>Electronic cords should be secured and well-maintained. Children might chew on them.</li>
<li>Door stops and safety knobs for the doors that should be off-limits to children.</li>
</ol>
<p>So here are some simple tips for making your home safe for your children. Follow them and you can rest easy that your child won&#8217;t run into the risk of having his/her first accident.<br />
